Garage: Photo Electric Eyes

The photo eye sensors on garage doors are located about six inches above the ground, one on either side of the garage door. These sensors send out an invisible beam that connects them.
The way they function is quite simple. If anything interrupts the beam so that the two sensors are not in contact, the sensor signals the system to break the circuit so the door cannot close.

Fireplace Lintel

What is a Fireplace Lintel?

Are you wondering if the lintel bar above your firebox is necessary? This bar extends over the top of the firebox and supports the front side of the chimney. Many interior designers, contractors, and DIY homeowners are guilty of removing this essential chimney component. While the fireplace lintel might not look important to you, it plays a critical role in protecting your home.

The fireplace lintel or lintel bar is a horizontal beam that runs across the length of the fireplace and supports the chimney. It typically extends into each side of the wall by about 4 inches. In some cases, it is an arch made of brick or stone that extends over the firebox into the walls. Old homes often have a wooden lintel, while newer homes usually have a lintel made of steel, stone, brick, or concrete. Steel and concrete lintels last the longest.

Weep Holes

What are brick weep holes?
Brick weep holes, also known as brick breather holes or brick weeps, are small openings that you will find on most bricks homes or buildings.
These openings are intentional and created to help protect the building against damage caused from the build up of moisture inside the wall cavity.
This home did not have any weep holes so if any water entered behind the brick veneer, it cannot exit.

Wall Ghosting

What Causes Ghosting?

Ghosting is the slow buildup of air-borne dust, dirt, and soot particles on walls or ceilings. Also known as “ghost stains,” “bridging,” or “thermal tracking,” ghosting creates strange patterns along exterior walls and black spots on ceilings.

Three things generally cause ghosting to form:

-Air passing through the building envelope
-High indoor humidity
-Electrostatic attraction

Inadequate insulation, gaps in the insulation or exteriors, or the absence of a thermal break allows cold winter air to penetrate inside the wall. Condensation forms, attracting interior air particles to framing and sheetrock fasteners.
