Imagine it, you’ve hired a company to build your new home, and everything is in place except the drywall. You want it to be done, to have the last layer put in place so you can relax in your new home. Yet, rushing to get drywall on can be a mistake.
Pre-drywall inspections are crucial if you want to know about any structural issues in your home.

Why Hire an InterNACHI Certified Professional Inspector® as a home seller?

Are you selling your home? Let me inspect it before you even list it.

A Move-In Certified™ seller inspection informs you of any defects or problems with your home so that you can address them before prospective buyers discover them. You can then take the time you need to obtain reasonable repair estimates. Show prospective buyers that you are dealing in good faith. Avoid 11th-hour negotiations and delays, and justify your full asking price by having your home pre-inspected now.

Routinely check the security of your railings, inside and out.

The fasteners will wear out over time and eventually fail. We want to be proactive to correct this issue rather than an accident occur.

Roofing Nail Heads

An exposed nail happens when a nail is placed too low and is not covered by the shingle above, is placed in the seam between two shingles, or in the gap between tabs in three tab shingles.

The only reason for an exposed nail on shingles is installer error. However, on pipe boots and the last cap shingle, you will find exposed nails that are caulked.

Over time, the caulk will age and deteriorate, which becomes a roof maintenance issue

Gutters

Gutters and downspouts are important for proper drainage of rainwater but what happens next? 🤔

Once the water is funneled down the spout, where does it go? 💧

Is the grading of the yard is stopped enough for all the water to run off or does it allow accumulation around your foundation?

A couple drops of water is not harmful but over time erosion will occur. Erosion around your foundation can and will make it unstable at some point and cause further issues.

If your grading is not sloped enough, I highly recommend running french drains to ensure all water is removed from around your home!

In this photo everything looks OK until it rains..

How a GFCI Outlet Can Save Your Life

We’ve all got them and we all sort of know what they do. I’m talking about those funny outlets in your bathrooms or near the kitchen sink. The outlets with the buttons on them.

GFCI outlets, or ground fault circuit interrupter outlets, protect your home and your family by automatically detecting problems with your electricity.

All GFCI outlets should be tested monthly to make sure they are in good working condition. https://tinyurl.com/mr38yauu
